What does fully furnished mean?
All our properties come fully equipped for modern student living. Every home has a fully fitted kitchen with white goods — washing machine, fridge, freezer, oven, microwave, kettle and toaster. In the living area you'll find comfortable sofas. Each bedroom includes a bed (double as a minimum), desk, chair, wardrobe and mirror. Every bathroom also has a mirror. Outside, there's lockable bike storage for every property. Everything you need to feel right at home from day one.
What's included in the bills-inclusive package?
Your monthly rent covers broadband, gas, electricity, and water. Everything is set up before you move in — there's nothing to arrange and no separate accounts to open. One simple payment each month, no arguments about the wifi.
How do I arrange a viewing?
We've made the process as straightforward as possible — and as considerate as possible to the students already living in our properties. Start by browsing the full property specs and photos on our website, then take a 3D virtual tour to get a proper feel for the layout and space. Once you've narrowed your choice down to two properties, give us a call and we'll book you in for a live viewing. We ask that you do this groundwork first — it means viewings are focused, disruption to current tenants is kept to a minimum, and you'll already have all the information you need to make a confident decision. It's also the same respectful, considered service you'll receive if you choose to stay with us.
I like a property — what happens next?
Get in touch and we'll walk you through the next steps. Everything is handled online — from the application form to referencing and signing your tenancy agreement. There's no need to visit an office.
Will I need to pay a deposit?
Yes, a security deposit is required before you move in. It's protected in a government-approved tenancy deposit scheme (mydeposits), and you'll receive written confirmation of this. Your deposit is returned within 14 working days of the tenancy ending, subject to the property being left in the same condition you received it — clean!
Do I need a guarantor?
Most students will need a UK-based guarantor — usually a parent or guardian — who agrees to cover the rent if you're unable to pay. If you don't have a UK guarantor, get in touch and we can discuss alternative arrangements.
How will I pay my rent?
Rent is paid monthly by bank transfer or standing order. We'll send you full payment details once your tenancy is confirmed. Most students set up a standing order so it goes out automatically each month.
Is there a fair usage policy on utilities?
Yes, a fair usage policy applies to gas and electricity — but don't let that worry you. Our properties are high quality and newly refurbished, which means they're energy efficient by design. Normal student living — heating, cooking, charging your devices, running appliances — won't come close to the limit. No one has exceeded it to date. Unless you're mining Bitcoin, you'll be absolutely fine.
What happens when I move in?
Your tenancy start date will usually be in July or August. The property will be professionally cleaned and ready to go. We'll do a check-in walkthrough with you, go through the inventory together, and hand over your keys. Broadband will already be active.
Do I need contents insurance?
The landlord insures the building, but this doesn't cover your personal belongings — including your bike. We'd recommend taking out contents insurance to protect your laptop, phone, bike and other valuables. It's usually very affordable for students.
How do I report a repair?
Just message us — by phone, email or WhatsApp. We aim to respond to all maintenance requests within 24 hours and to resolve most issues within a few days. For emergencies (no heating, water leak, security issue), we prioritise same-day response.
What counts as an emergency?
Emergencies include total loss of heating or hot water, significant water leaks, electrical faults, broken locks or security issues, and anything that makes the property unsafe or uninhabitable. Call us directly for anything urgent — we're available around the clock.
Who looks after the garden?
We maintain the gardens at all our properties — you don't need to worry about mowing lawns or keeping the outside tidy. That's included as part of the managed service.
What happens when I move out?
We'll carry out a check-out inspection and compare the property's condition to the original inventory. As long as the property is left clean and in good order, your deposit will be returned in full within 14 working days of the tenancy ending. We'll let you know of any deductions before processing the return.
Are pets allowed?
Unfortunately, pets aren't permitted in any of our properties. We know that's not always what people want to hear, but it's a condition of all our tenancies.
Can I move in early or leave late?
Early move-ins and late checkouts can sometimes be arranged depending on the property's availability. There may be an additional charge. Get in touch as early as possible if you need flexibility on dates.
